Making an Offer on a Property

Prior to writing an offer on a specific property, working in a buyer's agent capacity, we will prepare a comparable market analysis (CMA) of the property you are planning to buy.  The CMA looks at similar homes within the area that have sold within the last six months to determine their sales price and amenities.  With the CMA in hand we can make an educated decision as to a reasonable purchase price and terms for the home you want.  This step ensures that you are not overpaying for the property.

Writing the Offer

When writing the offer we will specify what items are included with the sale; when you want to close on the property; dates and deadlines for contingencies such as the home inspection, loan approval, HOA (Home Owners Association) documents, etc.  Typically in the Colorado Springs real estate market one can close within 30-45 days of writing the offer.  If it is a cash offer, the closing could be in as little as a week.  As we go through the process of writing the offer we will explain what is common and customary in the Colorado Springs market as well as all of the details of the contract you are signing.

After writing the offer we will present the offer to the seller's agent and work with you to negotiate the best and most agreeable terms.
