Once your offer has been negotiated and you are officially under contract, we will track the contingencies, dates and deadlines of the sale and keep you informed as to your requirements and responsibilities every step of the way.

Final Walk-Through

Prior to closing we will accompany you on your final walk-through to ensure the property is in the same condition as when you wrote the contract and that any work that was negotiated in the contract was completed.  We will also assist you with solving any problems that may be discovered.

 

Closing the Transaction

Throughout the transaction right through the closing we will work with you and all of the involved parties to ensure that the required and appropriate information is available--facilitating a smooth closing.

What to Expect at Closing

The closing will be held, ususally, at ta Title Company office.  It is common in Colorado Springs for both the buyer and the seller to be sitting at the same table.  A closing where the buyer is getting a mortgage will typically take one hour.  A cash closing can be as quick as 15 minutes.  Occasionally closings can take longer.  At closing, you as the buyer will sign all of the loan documents and some real estate transfer documents.  The seller will sign real estate transfer documents. The Closer will collect your money and get an approval from the mortgage lender to complete the closing and transfer the money.  At this point you will receive keys to your new home and copies of all of the documents you signed.

What to Bring to Closing

You should bring the following documents to closing:

  • A Valid Federal or Colorado ID: drivers license, passport, military id.
  • A certified or cashiers check for any funds that are due.
