When you are ready to search for a home in the Greater Colorado Springs real estate market, we will help you to identify exactly what you are looking for in a home.  Using our proven Home Buyer Needs Analysis worksheet we will ask you questions to determine and rank what is important to you in a home.  Often times, there will be discussions between family members as to what is most important in the search.  For example, while one spouse may feel very strongly about a fireplace, the other may not.  These are things that are best worked out in advance of looking at homes.

Once we have identified what you are looking for we will setup an automated search of the local real estate database (known as the MLS) and send you home listings matching your criteria.  With this automated search you will have the ability to see all of the information we have available to us except for showing instructions and agent remarks.  Listings will be sent as soon as they come on the market so that you will not miss out on any opportunities.  Websites that may search out on the internet do not include all of the available information and also are not always accurate.  Because we send you information directly from the MLS you will have the most up-to-date information at your disposal.

Property Viewings

Once properties have been identified that interest you, we will schedule appointments to show you those properties in person.  For our out of state clients, we  can arrange to preview properties and send you photos to help you narrow down the possibilities prior to your house hunting trip.

Looking at Properties - Things to Consider

  • Showings must be scheduled:  To look at homes, we need to schedule the showings.  This requires making a call to the listing office and they in turn call the seller.   Sometimes we will get approval right away.  Sometimes we will have to wait for the seller to call back and give us permission to show.  Try to give as much notice as possible before you want to look at homes.
  • Advanced Notice Required:  Some sellers require 2 hours notice, some require 24 hours notice due to renters occupying the property, dogs that need to be taken from the home, sleeping children or owners working at home.
  • Mom & Pop Listing Office:  Some small real estate firms don’t have anyone manning the phones especially on weekends so it’s not always easy to set or confirm a showing. If you want to see homes on the weekend be sure to call us early.
  • Easy on/off shoes:  When looking at homes, many sellers will request us to remove our shoes.  Be sure to wear easy on/off shoes.

Property Evaluation/Disclosure

As properties are viewed we will give you our expert opinion and advice on each property viewed and disclose any known defects that might affect your purchase decision.  Additionally, we will ask you to evaluate the home.  It is always best if you can help us to understand what you are looking for by sharing your opinion of the property while we are there.  This information helps us to continue looking for the best home matches.
